Red Flags To Look For On Your Garage Door

Correct the following immediately if you find:

  1. Garage Door Opener is Reversing- This is by design for your safety. If your opener is reversing or it won’t go up then it is likely that it is sensing resistance. The door and opener may need to be serviced but don’t be surprised if some wearable parts need to be replaced.* If your opener is old and the sensitivity is maxed out, then you are at risk for complete failure. Your opener should be replaced if the door will not reverse when backing the sensitivity settings.
  2. If You Have a Noisy Garage Door – You may be at risk. If it’s grinding it is binding. You can trust this statement because it’s simple and it rhymes. The garage door should be serviced once a year. Don’t be surprised if on a noisy door the rollers, end bearing plates, possibly cables and drums may need to be replaced. These parts are considered as wearable and will need to be changed at some point to prevent the garage door from falling off the track.
  3. Cluttered Garages Fail More Than Organized Garages. – If you use your garage door track system to help you organize the garage. Stop! This puts you at risk. Horizontal track should remain clear with a minimum of two feet all the way around it. Never hang anything on the track.
  4. Handy Do It Yourself (DIY) Homeowners – Be careful. We can fix a door that has come off track fairly easily in conditions 1-2, however, we usually see doors in conditions 1,2, then the next most popular conditions are 5,6,7. This happens because of an inexperienced attempt to lower the door.

brokendoor1Your garage door is an integral part of your home. It provides safety for your vehicles from the elements, storage for those items you’d rather not store inside your house, and convenience for you getting in and out of your car quickly and without being touched by the weather.

But just like with anything that functions to keep your household running smoothly, problems and issues can arise. There are several common types of garage door problems that customers call us about time and time again. Here are some of the most common issues with garage doors:

Garage Door Openers

Your garage door opener is a powerful workhorse. You probably don’t even don’t notice it…until it stops working. Because of age and life expectancy, or power issues, garage door openers can malfunction. There are several problems that can develop with your opener such as your door not closing all the way, or reversing just before hitting the floor.

Opener Remotes

Along the same lines, garage door opener remote controls can also stop working properly from time to time. There are many different types of opener remotes, from push buttons and key switches to keyless entries and induction loop systems. All of these have their own unique potential for failure.

Roller Replacement

Rollers are the pieces that keep your garage door running smoothly up and down the track. Unfortunately rollers can become worn, bent, or broken, causing your garage door to become noisier or stop working altogether. Bent hinges can also result. Fortunately, roller replacement is one of our most performed maintenance jobs.

Bent Track

The track is where the rollers go up and down, ensuring your door opens and closes smoothly. If one of the tracks gets bent or damaged (there is one on each side), it can cause problems to other garage door elements, not to mention cause you the inconvenience of an unusable garage door.

Spring Replacement

There are two different types of springs on garage doors: torsion springs and extension springs. Torsion springs are located directly above the garage door (on the inside of your garage) and provide smooth and even operation. They are responsible for raising and lowering the door safely, as they counterbalance the weight of the door and actually lift it. They work together as a pair. Extension springs run parallel to each track on both sides. Extension springs work independently of each other and wobble back and forth causing uneven wear on door parts. Both sets of springs can crack or break, needing replacement.

Broken Cables

The pulley and cable system is a complex portion of your garage door operation. Cables can and do break and come off the pulleys. A cable by itself is relatively inexpensive, but repairing it yourself is dangerous and complicated and a DIY fix is not recommended.

Panel Replacement

Now to the outside of the garage door – panels can get bumped by cars, bikes, you name it. They can also start to bend or warp if there are greater structural problems going on. Damaged garage panels are usually more than a cosmetic issue, so again, it is best to consult a professional when you need a garage door panel replacement.

Weather Seal Replacement

Weather seal is the rubber stripping that keeps out the rain, snow, and bugs from entering through that thin opening between the bottom of your garage door and floor. It is an inexpensive, but necessary, fix when your weather seal becomes eroded or damaged over time. Homes in harsher weather climates will most likely need to change out their weather stripping more often than houses in milder conditions.

Troubleshooting Garage Door Openers

Garage Door OpenerThe electric garage door opener was invented by a man named C.G. Johnson in 1926, and since then, garage door openers have been offering homeowners and renters – anyone who has a garage attached to their house – a great deal of ease and convenience that probably goes largely unappreciated. You don’t really notice how much you rely on something until it stops working properly. Unfortunately, garage door openers do malfunction occasionally, and when they do, you need answers quickly. Here are some common issues with garage door openers and tips on how to solve the issues.

Garage Door Opener Troubleshooting Tips

Determine if the problem is really with the opener or with the door itself.

Do a visual examination of the door’s springs, lift cables, rollers, hinges, and track. Look for any sign of warping, tearing, or breaking. If there is nothing that seems out of order, you can also try putting the door in manual operation mode by pulling the disconnect cord. IMPORTANT: Make sure your door is already closed when you do this. Then try to manually open your garage door. It should be able to be lifted without too much force and then hold itself open. If all of these check out, you can move on to troubleshooting the opener, because this is most likely the problem.

Is it electrical, mechanical, or a safety feature problem?

Now that you have narrowed it down to a problem with the opener, there are three main areas of concern: electrical, mechanical, and safety feature.

Garage Door Opener Electrical Issue

Sometimes the issue may be simply one of having no power. First, make sure there is power to the outlet where your garage door opener is plugged in (plug in something else electrical, like a lamp, and see if it turns on). If there is no power, then you might have an internal electrical problem such as circuit board or motor start capacitor. If your garage door opener stops working the day after a storm, chances are your opener could have circuit board that failed. Garage door openers are extremely sensitive to power surges. Protect yourself and install an inexpensive surge protector.

Garage Door Opener Mechanical Issue

To see if the problem is mechanical, check the motor unit itself. Look under the lens cover for the light, where most openers have an open and close force adjustment dial. In some cases where there have been weather changes or door wear, adjustments to this setting need to be made, and can be done so with a small screwdriver or with your finger. Your opener manufacturer should have a manual on their website with further instructions to make these adjustments.

Garage Door Opener Safety Features Issue

The next thing to check would be your garage door’s safety features. Oftentimes, if a garage door will not close all the way before it heads back up, it’s a safety device error. Try pushing your wall button down and holding it to force a close, and see if the light on the opener is flashing. This usually indicates a safety device problem. Once the door is closed you can let go of the button and begin to research the problem. The first place to look is your photo eye sensors to see if they are damaged or out of alignment. If the light is blinking the eyes are probably misaligned. If there is no light, check for frayed wires or loose connections. Call a professional to fix your safety eyes immediately.

Other Garage Door Opener Issues Such as Drive Gear and Travel Carriage

There are other more complex issues that could be going on with your automatic garage door opener such as with the drive gear or travel carriage, if you’ve ruled out all of the above. Life expectancy is also a factor.

How to unstick a frozen garage door

garage doors in winterWell hello winter! Welcome back!

When freezing cold temperatures blanket us overnight, you may wake up to a frozen garage door. A garage door can freeze when water that accumulates under the seal at the bottom of your garage door freezes. Not necessarily the surprise you were looking for when trying to get out of the garage.

Even uninsulated garages are typically warmer than the outside frigid temperatures, so hopefully you won’t have too much trouble i.e. too much ice to remove to open your frozen garage door. Here are some tips on how to unstick your frozen garage door so you can get out of your garage and on to work on time this morning.

Frozen Garage Door Fixes

1. Adjust the pressure adjustments on your garage door opener.
Sometimes, all it needs is a little extra pressure to break away from the ice. Many garage door openers have a button that lets you do this yourself. If this doesn’t work, however, you’re going to need to get rid of the ice itself.

2. Place a portable heater inside your garage by the door.
This will slowly melt the ice away.

3. Chip the ice away beneath the door with an ice scraper.
This may not seem ideal, but if you are in a hurry this may work faster than getting a heater and waiting for the ice to melt.

4.Pour hot water on the area where the garage door is stuck to the ground.
Try to open the door soon after you pour the water. This method is risky, because the hot water will eventually turn cold and freeze, possibly making the door even more stuck.


Automatic garage door opener didn’t work? Don’t try again, and again. Attempting to use the automatic opener when the door is frozen can burn out the motor or strip the gears of the machine.

Don’t try kick the door or use too much of your own physical pressure to try to open it, you could hurt yourself and damage the door.
